Real estate leads from people asking for a realtor right now

Hodorak finds real estate leads in public posts: people asking who can help them buy, sell or rent a home, and buyers and sellers asking the questions an agent answers. In one 72-hour window we counted 80 of these requests on Facebook, Reddit and X. They are people asking now, not a list of contacts you buy.

The requests we counted

One fixed window and the same rules on every platform: each card shows the requests that fit this business, out of every post we read.

47 requests

13 Facebook keyword searches and 2 public groups: an agent referral group and a first-time buyer group, each read for about the last 30 hours of the window, so their counts are a floor. 27 requests came from search and 20 from the groups. 33 were people asking for themselves or their family; 14 were referral posts asking for an agent in another area, nearly all for a client or friend.

Reddit

31 requests

5 subreddits (r/RealEstateAdvice, r/FirstTimeHomeBuyer, r/FirstTimeHomeSeller, r/RealEstate, r/homebuying) and 5 Reddit searches for recommendation phrases. Most requests were sellers and buyers asking what to offer, when to list or why a home is not selling, before choosing an agent; 7 asked outright for an agent or about hiring one, 5 of them found by search.

A small sample: 5 X keyword searches, each read back to the start of the window, with 15 posts inside it. 2 were requests, both short direct asks for a realtor. A third of the posts were one lead seller repeating the same template, which we left out.

How we counted: Window: 30 Sep 2026, 01:00 – 3 Oct 2026, 01:00 (UTC). We read 1,039 posts written in the window: 13 Facebook searches and 2 public Facebook groups, 5 subreddits and 5 Reddit searches, and 5 X searches. We read every post in the window and judged it, one by one, against one written definition: someone looking for a real estate agent, or about to buy, sell or rent a home and asking what an agent would answer. An agent asking for an agent in another area for a specific client also counts. 46 of the 80 asked outright; the rest asked agent-type questions before choosing an agent. Left out: agents advertising themselves or their listings, testimonials, recruiting and market talk, investor and wholesale deals, lead sellers and referral marketplaces, mortgage-only questions, buyers already under contract, and people who had already closed. A person who posted the same request twice counts once in the number of people.

Keyword searchLooking now

Can anyone recommend a realtor? We are moving here from another state with kids in school. We want someone who can help us pick the right community, explain how offers work on homes that are still being built, and help us make sense of the schools and the youth sports sign-ups. Fair warning: we will ask a lot of questions.

Why it fits

A relocating family with a clear brief, who will choose the agent that explains the area as well as the buying.

Keyword searchLooking now

Who would you recommend as a realtor to sell a house we inherited? It has to go fairly fast and as it is, because the next owner will need to put some work into it.

Why it fits

A listing that is ready to sign now, from a seller who needs speed and an agent who knows as-is sales.

Public groupLooking now

An agent asks: I am selling the home of an older client, and she and her son now need a patient, dependable realtor in the city they are moving to, to help them find their next home. Who do you trust there? A referral fee is offered.

Why it fits

An agent hands over a client who is moving into your area, so one reply can win a ready client and a referral partner.

Public groupQuestion before buying

I am looking at a house the sellers bought last year and flipped: new floors, kitchen, bathroom, boiler and wiring. They now ask far more than they paid, and I doubt the work cost that much. Recent sales on the same street vary a lot. What would be a sensible offer?

Why it fits

A buyer about to make an offer and asking how to price it, which is the advice a buyer's agent gives.

Keyword searchLooking now

I am pre-approved and plan to buy soon. Can anyone suggest a well-reviewed buyer's agent who knows the south side of the city and the towns around it, and who would take a flat fee instead of a percentage? A flat fee seems better aligned with getting me the lowest price.

Why it fits

A pre-approved buyer asking for an agent now, which an agent open to a flat fee can answer directly.

SubredditWants an alternative

Our home has been on the market for over a month, and I keep chasing our realtor for updates and follow-ups. From the start I said no AI-edited photos, yet today their new flyer shows our kitchen with a sink we do not have. Is this reason enough to let them go?

Why it fits

A seller ready to replace their listing agent, asking other agents for an honest view: a calm, useful reply shows how you would handle the sale.

SubredditProblem

My house has been for sale since June. I have cut the price three times, there have been more than thirty showings, and not one offer has come in. Now even the showings have stopped. I need to sell and I am near the lowest price I can accept. What would you do?

Why it fits

A stalled sale whose owner asks for help, and a pricing and marketing plan is exactly what an agent brings.

SubredditQuestion before buying

We have lived in our house for more than twenty years, the kids have moved out, and it is far too big for us now. We plan to sell but have not met any agents yet. Is it a good idea to tell the neighbors before we list, in case someone they know wants to move in?

Why it fits

Sellers who have not chosen an agent yet, so a helpful answer on pre-listing and off-market options can earn the first meeting.

Does anyone know a realtor who could help me find an apartment to rent in my county?

Why it fits

A renter who wants an agent's help with the search now, in one short post.

How it works, step by step

From your first sources to your first reply.

  1. 1

    Add the places people ask

Add Facebook searches such as "realtor recommendations" and "anyone have a good realtor", r/RealEstateAdvice, and a Reddit search for "realtor recommendation" as your sources.

  2. 2

    Read the requests that fit

Hodorak shows posts like "we inherited a house and need a realtor to sell it as it is" with the lead type, the lead level, why it fits your real estate business and a link to the original post.

  3. 3

    Reply from your own account

Open the original post and answer with something useful: how you would price the home, what the next step is, and how to reach you.

Is Hodorak a list of real estate leads I buy?

No. Hodorak does not sell contacts or shared leads. It shows you public posts from people asking now for a realtor, or for the advice an agent gives, with a link to the original post, so you answer in the same conversation.

How do I get real estate leads from Facebook and Reddit?

Add the searches and places where people ask. In our window, Facebook requests came mostly from searches such as "realtor recommendations", "recommendations for a realtor" and "anyone have a good realtor", and from an agent referral group. On Reddit, r/RealEstateAdvice and a search for "realtor recommendation" found the most. Hodorak then shows you the posts that fit.

Does it find real estate buyer leads, or only sellers?

Both. In our window, families asked for an agent before relocating, first-time buyers asked what to offer, and owners asked for a listing agent or why their home would not sell. A few renters asked for an agent to help them find a place.

What are agent referral requests?

Some requests come from agents who need an agent in another area for a client or friend. In our window, 14 of the 47 Facebook requests were like this. If you take referrals, replying to these posts can win the client and start a referral relationship.

Why not search Facebook for realtor leads by hand?

You can, but about 9 in 10 posts our Facebook searches returned were agents marketing themselves. Hodorak reads your sources regularly and shows you only the posts from people asking, with the reason each one fits.

How many realtor leads will I get?

It depends on the sources you add, the area you serve and the time of year. Our 72-hour window found 80 requests from 79 people. That is one measured window, not a forecast.

How do I turn these posts into real estate clients?

Reply soon and be useful. Hodorak suggests a reply you can edit; you open the original post and answer from your own account, following the group or subreddit rules. Hodorak never posts for you.
